The electrical CoC you need to transfer a property
Yes. The seller hands over a valid electrical Certificate of Compliance before the property registers in the buyer's name. For a transfer the certificate has to be less than two years old, and it has to cover the installation as it stands, so work done since the last one was issued needs its own certificate.

Call-out rates
A booked visit goes into the next open slot. An emergency call-out is a separate priority service. Both are paid with a 50% deposit online, and the balance after inspection and your agreement.

You need one if
- You are selling a house, flat, townhouse or business premises
- Your existing certificate was issued more than two years ago
- Electrical work has been done since the last certificate was issued
- Your conveyancer or the buyer's bank has asked for one
- The sale agreement makes transfer conditional on a certificate
How a transfer CoC works
Whose job it is
The duty sits with the seller. You hand the certificate to the conveyancer, who holds it for the transfer.
The two year rule
A certificate older than two years is not accepted for a transfer, even when nothing in the house has changed since it was issued.
Work done since
A new circuit, a rewired geyser or a new DB board after the last certificate falls outside it, and needs to be certified.
The electric fence
An electric fence system is certified separately under its own regulations. We do not issue those, so budget for a fence company as well.
How it works
- 1Book the inspection as soon as the offer is accepted, not the week before registration.
- 2We test the installation and either issue the certificate or give you a written list of what failed, with prices.
- 3You decide who does the repairs. If it is us, we retest afterwards and that return test is included.
- 4The certificate goes to your conveyancer. It has to be in hand before the property registers.
How long it takes
Two to three hours on site for a standard home. If repairs are needed, allow a week or two between the inspection and the certificate, depending on the work and on parts.
Questions
Who pays for the CoC, the buyer or the seller?
The seller. The duty to hand over a valid certificate sits with the seller, and most sale agreements say the same. Buyers sometimes agree to share the cost of repairs, but that is a negotiation between you, not something the regulations decide.
My certificate is three years old and nothing has changed. Do I still need a new one?
Yes, for a transfer. The two year limit runs on the certificate, not on the condition of the house.
Can the buyer force me to do repairs?
The property cannot transfer without a valid certificate, so whatever stops the certificate being issued has to be fixed. Anything beyond that is between you and the buyer in the sale agreement, not a compliance matter.
How late can I leave it?
Book it as soon as the offer is signed. An inspection that finds nothing takes an afternoon, but one failed circuit can add a week or more, and the transfer waits for the certificate.
Does the electrical CoC cover the gas or the electric fence?
No. Electrical is one certificate. A gas installation and an electric fence system each have their own, issued by people registered for that work.
Do you issue CoCs for flats and townhouses?
Yes. A sectional title unit has its own installation from the unit's board, and that is what the certificate covers. Common property stays the body corporate's responsibility.
